What we build

We run a small number of projects at a time and write it into the contract, so the schedule you sign is one we can actually keep.

Whole-home renovation

Gut renovations and reconfigurations. Structural, mechanical and finish work under one contract and one project manager.

Additions & extensions

Second storeys, rear extensions and garage conversions, including the survey, engineering and permitting.

Kitchens & baths

Usually where a bigger project starts. We'll tell you honestly whether it makes sense to do them alone or as part of something larger.

Structural & permits

Load-bearing changes, foundation work and the permit process. This is the part that derails projects run by others.

How a project actually runs

The part homeowners are genuinely anxious about isn't the price. It's not knowing what happens or when.

  1. Consultation & feasibility

    We visit, listen, and tell you whether the idea works and roughly what it costs. Free, and sometimes the answer is don't.

  2. Design & fixed proposal

    Drawings, engineering where needed, and a line-item proposal on our standard contract, the same one published on this page.

  3. Permits & schedule

    We handle the city. You get a week-by-week schedule before anyone swings a hammer.

  4. Build & weekly updates

    A named project manager, a written update every Friday, and a final walkthrough with a punch list we actually close out.
